I follow a code of ethics that sets a high standard for conducting real estate transactions with my clients, the community and real estate professionals. For Home Sellers

My commitment to EXCELLENCE in marketing your home is serious.  As part of that commitment to you, I GUARANTEE to complete the following services to quickly and effectively expedite the sale of your home:

PRICE ANALYSIS:  To provide you with the most complete research and analysis of the property and pricing trends affecting your home and we will assist you in determining the most effective listing price.  We guarantee to update this information in the event of significant changes in local market conditions.

YOUR PROCEEDS FROM THE SALE:  To provide you with an estimate of the monies you will receive upon the sale of your home.  We also guarantee to update that information upon the receipt of all written offers to purchase your home.

HOME FEATURES FLYER:  To design and distribute a special flyer explaining the features of your home to prospective buyers and to agents who work with buyers in your price range.

COOPERATIVE LISTING AGREEMENT:  To submit your listing data to other local offices who work in cooperation with our company in order to give your property maximum exposure including featured listing status on www.Realtor.com

FOR SALE SIGN: To place a For Sale Sign on your property showing our telephone number so we will receive phone calls for buyer pre-qualification. (A flyer box will be attached and black and white flyers provided) 

OPEN HOUSES:  To arrange open houses to help merchandise your home, when appropriate, and agreed to by you.

ADVERTISING: To review with you our local advertising strategy and furnish advertising copy developed for your home.

AGENT TOUR: To schedule a tour of your home by the local Realtor association and actively promote your home to all Realtors.

QUALITY COMMUNICATION: To keep you informed as to anything that is pertinent to you at all times and make myself available to you for questions continually throughout the listing period.

E-Z Exit Guarantee: To Provide the assurance that the services promised will be delivered or you can cancel the listing.

 

 
For Home Buyers

My commitment to EXCELLENCE in assisting you to find the right home for you and your family is serious.  As part of that commitment to you, I GUARANTEE to complete the following services to quickly and effectively expedite the purchase of your home:

PRE QUALIFICATION: To work in cooperation with your lender of choice to put together a home financing plan and budget that meets your needs.

PLACING YOUR INTEREST FIRST: To assist you in evaluating and selecting a home based on impartial information. 

IMMEDIATE LISTING NOTIFICATION AND INFORMATION: To provide you with daily email messages containing listings that meet your requirements and access to informational pamphlets and market data through my full features website.

PRICE ANALYSIS: To provide you with the most complete research and analysis of the property and pricing trends affecting the market and the homes you are considering for purchase.  To assist you in placing a competitive offer for the home you choose.

PREPARING YOUR OFFER: To assemble a complete, professionally prepared offer using computer technology to insure accuracy and quality.  To review the offer with you, explain all sections of the offer and to answer any questions you may have.  To deliver to the listing  agent a complete, well organized and attractively packaged offer that will impress the seller and the listing agent.

QUALITY COMMUNICATION: To keep you informed as to anything that is pertinent to you at all times and make myself available to you for questions continually throughout the entire process.

HOME INSPECTIONS:  To assist you in determining the inspections that will be completed on the home you purchase.  To meet each inspector at the property, observe the inspections, review the results with the inspectors and to review all inspection reports with you.

NEGOTIATE NEEDED REPAIRS:  To complete a comprehensive list of needed repairs with price estimates to be used to negotiate section one and other repairs

CLOSING: To review the preliminary closing statement with you and have any errors or modifications made by the title company and listing agent.  To accompany you at the Title Company on the day of closing.

AFTER THE CLOSING:  To assist you in getting settled in your new home by providing information and referrals to local businesses and professionals who deliver quality services and products.  To provide assist to you to resolve any issues that may arise after the sale.
