affecting your home and to assist you in determining the
most effective listing price and to update this information
in the event of significant changes in local market
conditions.

YOUR PROCEEDS FROM THE SALE: To provide you with an
estimate of the monies you will receive upon the sale of
your home and to update that information upon request.

HOME FEATURES FLYER: To design and distribute a
special flyer explaining the features of your home to
prospective buyers and to agents who work with buyers in
your price range. (Dependent upon Listing Program)

COOPERATIVE LISTING AGREEMENT: To submit your listing
data to other local offices who work in cooperation with our
company in order to give your property maximum exposure.

FOR SALE SIGN: To place a For Sale Sign on your
property showing my telephone number to receive phone calls
for buyer pre-qualification.

OPEN HOUSES: To arrange open houses to help
merchandise your home, when appropriate, and agreed to by
you. (Dependent upon Listing Program)

ADVERTISING: To review with you our local advertising
strategy and furnish advertising copy developed for your
home. (Dependent upon Listing Program)

QUALITY COMMUNICATION: To keep you informed as to
anything that is pertinent to you at all times and make
ourselves available to you for questions continually
throughout the listing period.

MANAGEMENT AVAILABILITY: If for any reason you have a
question or circumstance that you would like addressed by
our Management Personnel, you will have satisfactory access
and immediate personal attention.

PURCHASE OFFERS: To present all "Offers To Purchase"
to you and assist you in all negotiation. Once you have
accepted an offer, to keep you informed during the entire
transaction through closing.

LISTING PROGRAMS: To explain the four listing
programs available to you and help you to select the one
that best meets your need and to deliver the services as
agreed to at the time of the listing.
OUR MARKETING GUARANTEE is
part of your exclusive listing agreement, should I fail to
provide these services, you are entitled to terminate the
listing. Written termination notice must state the reason(s)
for the termination and agreed to by our office manager. You
also agree to provide me with an opportunity to correct the
situation within a 48-hour period following the termination
notice.
If this listing is
terminated, the termination provisions of the listing
agreement shall apply.
